The Subdivisions of the Flint Rock Agrihood
Inside Flint Rock, the community unfolds across three planned subdivisions: The Garden, The Orchard, and The Parke. Each of these subdivision lot sizes, rang from approximately .99 acre to a sprawling 1.69 acres, offering a canvas for your dream home! Venture into the heart of each subdivision to uncover its unique character, where contemporary living merges seamlessly with the natural surroundings.
The Garden
The Garden is Flint Rock’s most eastern section of the community and it is the only subdivision within Flint Rock that offers cul-de-sac locations! Each cul-de-sac will have mature landscaping with a variety of herb gardens and perennial plants. Both of the gated entrances will also feature plants that attract butterflies and hummingbirds. Almost half of the lots within the Garden have east facing front door locations enabling the principles of Feng Shui’s healthy chi, light and positive energy inside your home.
Additionally, the Garden subdivision has a total of thirty lots available, thirteen of which are a part of Phase One. In order to build a home within the Garden subdivision, you will have to build a home with a minimum of 2,600 heated and cooled square feet. The lot sizes range from 1 acre to 1.15 acres, and prices begin at $195,000.
The Orchard
The Orchard is Flint Rock’s horseshoe-shaped subdivision. It features lots backing to green space, common areas, or nature trails and walking paths. The subdivision spans 17 acres. It is surrounded by various fruit trees, which will bear nuts and fruits within their first year of planting.
The Orchard subdivision has thirty-one lots available, 10 of which are available in Phase One. To build within the Orchard section, your home must be at least 3,000 heated and cooled square feet. The lot sizes range from 1 acre to 1.69 acres and lots starting at $250,000.
The Parke
The Parke covers the entire northern end of Flint Rock and 151 acres of dedicated conservation area surround it. People have planted a total of 65,000 Longleaf pine potted seedlings on most of the conservation land. They planted these seeds intentionally to create natural walking trails and open areas within the landscape.
Moreover, this subdivision will have beautiful private views of the conservation area. By year three, Alachua Conservation Trust will manage the conservation area. The Parke offers a total of thirty-five lots, with 12 available in Phase One. To build in the Parke subdivision, you must ensure that your home meets a minimum requirement of 3,000 square feet for heated and cooled space. The lots in these subdivisions range from .99 acre to .37 acres, and start at $265,000.
