GW Homes has been a home builder in North Central Florida for individuals, couples and families since 1968 when the firm built its first home in Alachua County. Nearly 2,500 homes and 50 years later, GW Homes has earned a reputation as being the leader in value, quality and design in Alachua County, where the county seat of Gainesville was recently recognized as America’s second-fastest growing city.
How long does it typically take to build a new home?
The estimated timeframe from Contract signing to Closing is typically 6-7 months with actual build time averaging 4 months. Additional factors such as home size, location, and floorplan customizations can influence these estimates.
What are your price ranges?
Our homes range in price from the low $300,000’s to $1 million plus.
Is there an HOA and if yes, how much and what does it cover?
GW Homes communities do typically have an HOA. The costs and what they cover will vary between each individual community. Your Sales Consultant will be able to provide you with details for the community you are interested in.
What are the current incentives?
Incentives can vary based on locations. Your Sales Consultant will be able to provide you with details for the community you are interested in.
Do I need a Buyer’s Realtor?
We encourage all Realtors to bring their clients out to any of our communities. Our professional sales team will be there to ensure that all clients, with or without Realtors, have the best building or buying experience in all of Central Florida.
What Features come standard in your homes?
Each of our communities has its own particular list of included Features. Your Sales Consultant will be able to provide you with details for the community you are interested in.
How do your homes rate in quality and energy efficiency?
GW Homes has been recognized by the US Department of Energy (USDOE) as a pioneer in construction of energy efficient homes. In 1999, GW Homes partnered with DOE and committed to building homes that provide value to our customers and our community. Our homes consistently score a 60 or lower on the HERS rating system. (The Home Energy Rating System (HERS) Index is the industry standard by which a home's energy efficiency is measured. It’s also the nationally recognized system for inspecting and calculating a home's energy performance.)
What optional Features do you have and are we able to customize floorplans?
GW Homes is dedicated to providing each of their clients with the home of their dreams. We offer an amazing number of optional upgrades and customizations. Each client will get to visit our exclusive, in-house, Design Center for final selections. Many GW Homes communities also offer the ability to customize your floorplans. Drafting fees, longer build times, and other additional costs may apply. Your Sales Consultant will be able to provide you with details for the community you are interested in.
Where can we build?
There are several different home sites available in our communities to choose from as well as the unique opportunity to have us build a GW Homes home on your own land. Your Sales Consultant will be able to provide you with details for the community or area you are interested in.
What are the schools in the area?

Do you have Preferred Lenders, and when should I get pre-qualified?
GW Homes is proud to offer our clients a Preferred Lenders list. Each of the lenders listed have worked with GW Homes extensively and has proven their professionalism and integrity while working with our clients. Any of our Sales Consultants would be happy to provide you with this list. We recommend getting Pre-qualified as early in your home buying process as you can so that you can know ahead of time what you may qualify to purchase, possible down payment requirements, as well as a general understanding of how the lending side works as it applies to home building.
